Deciding to sell your home is a major step, and it may be something you’ve been thinking about for a while now. Before just diving in, though, follow these tips to make the process go more smoothly.
- Get your paperwork in order. Make sure you have a good record of home repairs and upgrades you’ve made over the years. This will come in handy when your listing agent and potential buyers want to know what’s been done to the house. And it’s a realistic place to start because it will give you a foundation for the current condition of your home.
- Clean! If there’s a closet you’ve been ignoring for years, or your basement has become littered with items you’ve tossed aside, now is the time to clear it out. If you try to show and sell a home that looks like a rummage sale, you may find it difficult to persuade buyers. A clean and organized home will show well and be much more appealing to buyers. It will also make it easier on you once it comes time to pack up and move!
- Do your homework. A listing agent will help with this, as well, but it never hurts to browse through the neighborhood to see what your competition looks like. How many homes are for sale on your block? What are their listing prices? How long have they been on the market? Get a good picture of what’s going on in your neighborhood and share any information you have with your agent. This will also give you a realistic picture of what you might expect with your home.
- Find a listing agent. Many homeowners decide to go it alone, but in today’s complicated housing market, it’s best to have the help of a professional. They’ll help you consider which home repairs, if any, actually need to be made, help you to price your home right, market it for you and bring in buyers’ agents to look; and all with experience and expertise. Now is not the best time to try and navigate the new real estate environment and laws on your own.
Preparation can make any process easier, and selling your home is no exception. The more organized you are from the beginning, the easier it will be. And with the guidance of a local listing agent, you’ll be sure to not miss any crucial steps.
