The Best Time of Year
Most real estate agents will tell you that your home is more likely to sell in the spring, with people more willing to get outside, attend open houses, and walk through new neighborhoods than in the harsh winter.
But it turns out there’s a specific month that tends to lead to more home sales than any other time of year: May.
According to the Zillow study, sellers who listed their home between May 1 and May 15 were sold, on average, about 18.5 days faster than homes that were listed during the rest of the year.
More Bang for Your Buck
Not only did the homes sell faster, they also sold for more money. The researchers who performed the study also found that homes sold during this timeframe sold for 1 percent more than average.
While 1 percent doesn’t sound like a lot of money, it translates to an average of about $1,700 per home. Imagine earning an extra $1,700 just for choosing a good time to sell a house!
Climate Makes a Difference
The reason spring is such a great time to sell a house is largely because of nicer weather, so it mostly affects areas of the country that experience cold, snowy winters and warmer springs.
If you live in a moderate or tropical climate that’s warm year round, you may not experience the boom in real estate in the spring. Likewise, if it’s still snowy in your neck of the woods come May, you might need to wait a few more weeks before deciding when to sell your home.
What about the Rest of the Year?
So what if it’s the middle of winter and you can’t wait until May to put your home on the market? Does it really make that much of a difference?
Don’t be afraid to list your home during the winter. Many people perceive winter to be the worst time to sell a home, but that’s not always true. There are always buyers looking for a home, and being one of the few sellers to list your home during the winter could give you an advantage, since there is less competition than in the spring.
