For many in the real estate business, the winter is a time to strengthen your relationships and plant some seeds for the spring. This is because the perception is that the winter is a lousy time to sell a home. Sellers are often hesitant about selling during the winter. Who wants to go to an open house when the temperatures are freezing and who wants to move when they can hibernate?

 

As it turns out, plenty of people want to buy and sell homes during the holidays. According to a 2013 report by Redfin, a renowned research center, winter listings are nine percent more likely to sell and do so one week faster. They also sold for 1.2 percentage points more relative to list price than homes listed in any other season.It also didn’t matter whether the home was in a traditionally cold climate or a more temperate one, as the 19 markets tested showed home sellers were better off selling during the winter.

 

How Can Homes Sell Faster In The Winter Months?

 

One reason is buyers are more motivated during the winter because usually if they are choosing this time of year to move, they have to move. They aren’t simply shopping around as many people do during peak buying season, which is typically spring through fall.

 

Another factor is that the inventory of houses is lower, meaning the ones available are serious about selling. Winter sellers typically price their houses to sell instead of courting multiple buyers for the best offer.

 

So after reading this, are you seriously considering selling during the winter months?

If so, here are some tips to get the best offer for your house:

–Take great photos

–Keep a rubber mat by the front door in case of winter weather

–Clear a path from the street to the front door in case of ice.

–Make sure the heat is comfortable, not overbearing

–Turn on the fireplace but make sure there is a grate in front.

–Make cookies for a holiday atmosphere.

–Hire a reliable agent who won’t disappear around the holidays.

–It’s alright to travel, as this will mean the home is empty and clean for any showings.

 

The most important tip of all: have fun and enjoy the process of selling your home to move to the house of your dreams.
